Rent Collection
We understand that paying rent is essential to your tenancy, so we offer various payment methods to suit your needs. We collect in-person payments at our office and accept automatic payments via ACH or credit cards. Additionally, our tenant "Portal" allows for accessible communication and access to essential information.
Inspections
We take pride in offering quality rental properties with move in and move out inspections. These inspections are acknowledged by both the tenant and the landlord at the time of the inspection, ensuring transparency and trust throughout the rental process. Our inspections include but are not limited to, a comprehensive checklist to include photo's ensuring that both parties can be confident and aware of the condition of the property throughout the rental agreement.
Maintenance
We provide full-time maintenance personnel who are always ready to handle any issues that may arise, no matter how big or small the problem is. We also have a comprehensive list of third-party contractors who are on call to handle any maintenance issues that may arise. As a tenant, you can trust that we take the utmost care of your property because we know it is important to you!
Enforcement
We want to ensure that all of our tenants understand our rules and regulations; that way, everyone has a safe and peaceful living environment. Typically, if any violations occur, we follow a specific protocol. We start with a phone call for the first violation. A 2nd violation will result in a certified letter addressing the issue. Oakley Land Company (LLC) reserves the right to issue fines and/or terminate the lease according to the violations and the severity of those violations. Any other corrective measures taken will be at the discretion of Oakley Land Company (LLC).

We Actually Know Your Name
The easiest way is way for tenants to request repairs is through the tenant "PORTAL". However, we are always happy to take requests via the phone or in person. All requests no matter how they are received will be imported into the tenant "PORTAL" so that we can follow up and make sure that the situation is handled with the utmost importance. WE'RE EXPERIENCED PROFESSIONALS We have been in business in the Shoals for 40 years and started with a single house and continue to grow to the 70 plus properties that we own and operate.

Oakley Land Company (LLC) was founded in 1995 by Dewayne Oakley, who still owns and is active in day-to-day operations. Mr. Oakley started in the forestry business but has since expanded his enterprise to include real estate, dealerships, and contracting. Oakley Land Company (LLC) strives to provide high-quality housing and development in the Shoals area. As a lifelong resident of the Shoals, Mr. Oakley has made it a personal goal to contribute significantly to the Shoals community and its people. Being very involved with the community and having made multiple investments, the Shoals community has continued to grow!
Mr. Oakley has made several investments in different areas of the Shoals, including many rental properties and the headquarters for Oakley Land Company (LLC), all located in the Underwood/Petersville community where Mr. Oakley grew up.
